Celina's rolling prairie sits on the Blackland belt, deep expansive clay that farmers worked for cotton and small grain long before it started growing rooftops. That old fertility is exactly what makes it hard to build on. Black gumbo clay takes on water like a sponge and swells when it does, then shrinks away and cracks open when it dries, and it can travel several inches up and down through a single Texas year.
Most of the subdivisions filling in here, Light Farms, Mustang Lakes, Cambridge Crossing and the rest of the master-planned tracts, are pads cut straight into that raw clay. When a pad goes down on clay that was never brought to the right moisture and rolled in lifts, the slab ends up riding ground that is still free to shrink and swell underneath it. We build pads to the elevations on the plan, condition the fill so it is at a workable moisture before it is compacted, and roll it in lifts so the finished pad sits firmer and more even than the prairie it replaced.
Celina straddles a low prairie divide, and which way your runoff leaves town depends on which side of it your lot falls. The Doe Branch headwaters rise on the northwest side and carry water toward the Elm Fork of the Trinity and Lake Lewisville, while the eastern reaches of Collin County drain the other way into Rowlett Creek and the East Fork of the Trinity. Between those two systems the ground is gently rolling and close to flat.
That near-flatness on tight clay is the trap. A hard North Texas downpour does not soak into gumbo, it sheets across the top and hunts for the lowest slab, swale, or side yard it can find. On a new Celina lot the builder's rough grade is often set to pass final inspection, not to keep water moving a year later once the backfill around the foundation settles. We shoot the real elevations, read where the water is actually going, and cut fall back into the lot so it drains to the street or an approved outfall instead of standing against the house.
Most of our Celina work is fixing the ground around new construction. On the master-planned lots the homes sit close together, and the strip between them is where drainage goes wrong: two roof lines, two rows of downspouts, and a flat clay side yard that turns into a mud channel every storm. We regrade those side yards to a defined swale, tie the downspouts into it or into a French drain where the natural fall runs out, and set positive fall through the first several feet off the slab so water leaves the foundation rather than ponding on it.
Out toward the county line, where the acreage tracts and hobby farms still hold on, the work changes shape: barn and shop pads built up in compacted lifts, gravel drives cut to shed rain instead of rutting, and stock tanks shaped into the clay that will actually hold them. We cannot stop Blackland clay from moving, nobody can. What we can do is grade so the water moves first, before it gets a chance to pond against a slab and feed the shrink and swell that cracks foundations and floors.
Celina spans Collin and Denton counties, and most of the platted growth answers to Collin County engineering alongside the City of Celina. On a subdivision lot the drainage was designed up front: the plat carries a drainage plan stamped by a Texas professional engineer, and the county keeps a set of drainage design standards that every improvement has to fit. A new driveway meeting a county road needs a culvert sized and permitted to county policy, so the roadside ditch keeps carrying water under the approach instead of damming up and backing onto the road.
Where a tract touches a FEMA flood zone, work there runs through Collin County floodplain management, and an unstudied Zone A creek can trigger a flood study to establish a base flood elevation before dirt moves. On a septic lot, an on-site sewage evaluation drives where the drain field and the grading can sit. Black clay sets the calendar as much as our own does. Wet gumbo will not compact and will not hold a clean grade, so after a soaking week we sometimes give a Celina lot a few dry days to firm up before we touch it, and we would rather tell you that than smear mud into a pad that fails a season later.

How North Texas ground behaves → Grading 101
There is no honest flat number, because a yard regrade and a full drainage correction are different jobs. Straightforward residential leveling and regrading most often lands between $500 and $3,000, while a drainage correction with a French drain, a swale, and a real discharge point commonly runs $1,500 to $8,000 depending on run length and how far we have to carry the water. A new building pad is its own line, often $2,500 to $15,000 or more by how much fill it needs and the compaction spec. What swings the total on new-construction lots here is access between houses that sit close together, haul distance for clean fill, the extra handling black clay takes to reach moisture, whether a driveway culvert is in the scope, and wet-season timing. We set the figure after we walk your lot and shoot the grades, because a price quoted sight unseen over the phone is one we could not stand behind.
Two things stack up. The ground is Blackland clay, which sheds water instead of soaking it in, so anything close to flat ponds. And the builder's rough grade is set to pass final, not to survive a year of that clay shrinking and swelling while the backfill around the foundation settles. Once it settles, the small amount of fall you started with is gone, and the low spot ends up right where two lots and two downspouts meet. Re-establishing positive fall off the slab and cutting a defined swale to carry it away is usually what turns that yard around.
If the drive ties into a county road with a roadside ditch, yes. Collin County wants the culvert sized and permitted to their policy so the ditch keeps flowing under the approach instead of damming up and flooding the road. Inside the City of Celina, the city's own requirements apply. We build the approach and set the pipe to the size the permit calls for, you or your builder pull the permit, and we grade the drive to it.
It does. Blackland gumbo works cleanly when it is near the right moisture and turns almost useless when it is soaked, since wet clay will not compact and will not hold a grade. A dry stretch is when pads and drives go in cleanest. We watch the forecast with you and will hold a day or two after a heavy rain rather than churn a lot into mud that has to be redone.
Good drainage is one of the honest things you can do for a slab on expansive clay, though nobody can promise a foundation. When water ponds against one side of a house and soaks the clay while the other side dries out, that uneven moisture is exactly what drives the shrink and swell that stresses a slab. Grading positive fall away from the foundation and carrying roof water off with it keeps the moisture around the slab more even. We cannot stop the clay from moving, we grade so the water moves first.
