Midlothian sits on the Grand Prairie limestone belt, where the Austin Chalk rides so near the surface that a shovel finds stone before it finds subsoil. We grade and drain for ground that sheds water instead of soaking it.
Midlothian earned the name Cement Capital of Texas the honest way: it is built on rock. The Austin Chalk, a Cretaceous limestone the industry counts in centuries of reserve, rises here as the Austin Escarpment, a chalk ridge running southwest to northeast straight through town. That ridge is why three cement plants and their quarries sit south of US Highway 67 near Ward Road, and it is also why a homeowner on this side of the county hits stone a boot-depth down where a Blackland lot to the east would still be turning heavy black clay.
On the Grand Prairie limestone belt, the topsoil is thin and the rock sits near the surface. In a lot of Midlothian yards there is six inches to a foot of tan clay loam over weathered chalk, and under that, ledges of limestone hard enough to stop a tractor bucket cold. That single fact drives every grading decision here. You cannot always cut a high spot down, because a foot below the grass is stone, so leveling on this belt is usually a story of building up with imported fill rather than digging down.
Water behaves differently over rock than it does over deep soil. Thin ground on chalk has almost nowhere to put a hard rain, so instead of soaking in, the runoff sheets fast across the surface and pools wherever the rock dips or a slab gets in its way. Lots that look flat can still flood a low corner, because the limestone under them is not flat at all.
Midlothian straddles a drainage divide. Runoff off the north and east of town feeds Red Oak Creek on its way to the Trinity, the southern side drains toward Waxahachie Creek, and the Austin Escarpment itself cuts off easy drainage to the southeast. What that means on your lot is that the discharge point matters more here than the trench. A French drain over rock cannot lean on water seeping away into a gravel sump, because the chalk below will not take it. It has to be graded and piped to daylight: a creek easement, a roadside ditch, or a culvert that actually carries the water off the property.
Most of our Midlothian work sorts into two piles. On the new master-planned side, in places like BridgeWater and the subdivisions filling in along the US-67 and FM-663 corridors, we shape building pads, yard grades, and gravel approaches on lots where the builder already stripped the topsoil and left rock near the surface. On the acreage side, out toward the county lines, we cut drives, pads for barns and shops, and drainage on raw tracts where nobody has touched the chalk yet.
How much a dozer can do on any given lot depends on how weathered the rock is. Soft, fractured chalk rips and cuts; hard limestone ledges do not, and when we hit them we plan around a rock breakout instead of pretending a bigger machine will make them vanish. Where we cannot cut down to grade, we bring in select fill and compact it in lifts to build the pad or the drive up to where the plan wants it. It is slower and it is more truckloads than a clay lot, and we would rather tell you that on the walkthrough than spring it on you mid-job.
Whether your project answers to the City of Midlothian or to Ellis County depends on which side of the city limit your lot sits. In town, grading and drainage fall under the city's subdivision and development standards. Out in the unincorporated county, the Ellis County Department of Development runs it, and its Quality Growth Initiatives include a Drainage Design Manual that expects structures sized to the 100-year storm.
Two rules bite most often on the jobs we do. A culvert at a county road has to be sized and approved, with a minimum eighteen-inch pipe and end treatments per the TxDOT hydraulic standard, and a new or widened driveway entrance on a county road carries its own permit and fee. If your lot touches a mapped floodplain along one of the creeks, the drainage design gets stricter still. We build the grading and the culvert to what the reviewer will actually sign off on, and we are glad to work from your plat, your grading plan, or the engineer's drawings when a subdivision already has them.

There is no honest flat number, because the rock decides a lot of it. A straightforward yard regrade on a Midlothian lot tends to land in the same range as anywhere else, roughly $500 to $3,000, while a bigger drainage-driven regrade with piped discharge to a creek or ditch runs more like $3,000 to $10,000 or higher. What pushes a limestone job up is the part you cannot see from the road: how much rock we have to break out instead of cut, how far select fill has to be trucked in because we cannot dig down, the culvert the county wants at the drive, and whether a wet stretch slows the dirt work. We set the price after walking the lot and seeing where the chalk actually sits; a limestone job is not one we will put a number on sight unseen.
Sometimes, but the belt makes it a real conversation rather than a quick yes. Deep black clay holds water on its own; fractured Austin Chalk often does not, and a tank cut straight into it can leak through the seams. On many Midlothian and Ellis County tracts that means hauling in and keying a clay liner, or siting the tank where the soil is deepest, which changes both the scope and the price. We would rather test what your ground actually is than promise a tank that the rock will not hold.
It depends on where the lot sits. Inside the city, grading and drainage work follows the City of Midlothian's development standards. On an unincorporated lot with a driveway meeting a county road, Ellis County requires the culvert to be sized and approved and charges a driveway permit fee, with a minimum eighteen-inch pipe under the TxDOT hydraulic standard. We build the grading and the culvert to that spec and can point you to the right counter for the paperwork; we do not pull permits in your name, but the work is built to what the reviewer will approve.
Over deep soil, a drain can bleed water slowly into the ground around it. Over Austin Chalk, the rock underneath will not take that water, so a drain that dumps into a gravel pit just fills the pit and backs up. On the limestone belt, a drain has to move water to a real outlet: a graded swale to daylight, a pipe to a roadside ditch, or a tie-in to a creek easement. Get the outlet wrong and the tidiest trench in Midlothian still ponds.
Only as far as the rock lets us. Weathered, fractured chalk rips and grades; hard limestone ledges do not, and forcing them is how budgets blow up. Where a high spot is really a shelf of stone, we level by building the low side up with compacted select fill instead of chasing the high side down.
