Weatherford is built on Cross Timbers sandy loam over sandstone, so the enemy here is not heaving clay, it is water cutting ruts and gullies through fast-draining ground. Dig a test hole almost anywhere in town and the first couple of feet tell the story: reddish-brown sandy loam sitting on weathered sandstone and siltstone. Soil scientists mapped the pattern here so thoroughly that the national soil series carries the name Weatherford, formed from Cretaceous sandstone residuum, deep down in the bottoms and thin over the ridges. It is well drained and it moves water fast, which is close to the opposite of the black gumbo problem the towns east of Fort Worth spend their money fighting.
That quick-draining sand is both a gift and a trap. It does not swell and crack the way expansive clay does, so slabs, piers, and fence posts tend to sit steadier through a dry summer. What it does instead is travel. Loose sand under a driveway or a pasture gate walks downhill with every hard rain, and the sandstone shelves and low escarpments scattered across Parker County shove that runoff moving before the ground gets a chance to drink it in. We grade for the belt we are actually standing on, not a one-size North Texas template.
Weatherford sits on a drainage divide most people never notice. The north and east side of town feeds the Clear Fork of the Trinity, which rises just above the city and pools into Lake Weatherford before it works its way toward Benbrook. The south and west side tips the other way, off the sandstone and into Brazos tributaries: Grindstone Creek dropping down from the Peaster country, Sanchez Creek out along the Weatherford-Dennis road, and Walnut Creek carrying the rest. Which watershed your parcel drains into changes where your water is allowed to go and how far it has to run to get there.
On sand, the failure mode is not a yard full of standing gumbo, it is the rut and the gully. Sheet flow finds a wheel track or a bare patch of slope, and inside a single wet season it has carved a channel that drops your topsoil into the creek and leaves a washboard behind. We read the fall across the whole property before we cut anything, then shape it so the water leaves in shallow, spread-out paths rather than one racing line that keeps eating itself deeper.
Parker County is horse country, and a good share of our work is acreage rather than a quarter-acre subdivision lot. Reining and cutting barns, riding arenas, turnout pens, run-in sheds, and the long gravel drives that string them together all live or die on grade. An arena that holds water is unusable, and a pasture gate that turns to a sand pit every February is where a tractor ends up stuck to the axle. Right after clearing we grade and seed the opened ground quickly, because bare Cross Timbers sand left through one good storm is exactly how a gully gets started.
If a new drive ties into a county road, the culvert and the approach are the county's business, not a formality you get to skip. Parker County runs driveway approaches through the road-and-bridge precinct your property falls in. The precinct approves the culvert size and type before it goes in the ground, and a foreman or assistant foreman comes out to mark placement in the right-of-way so the pipe actually lines up with the ditch flow line. You furnish and cover the culvert, the precinct inspects it, and while there is no permit fee there is a right way, since an approach that chokes the roadside ditch is one the county can make you tear out and redo.
Out on acreage there is usually a septic system in the picture, and on sand like this the drainfield and your surface grading have to stay out of each other's way. Two things gang up on Cross Timbers sand. The loose subgrade lets the binding fines migrate down and out until the rock is riding on nothing, and any slope turns sheet flow into a channel that scours the surface. The fix is not just another load of gravel dumped on top. As the brush comes off, we shape the ground to spread water rather than concentrate it, knock down the runs that want to become channels, and seed the disturbed ground so roots start holding the surface before the next wet spell. On the steeper cuts we add check dams or other slope treatment. The clearing and the grade that follows it are one job, not two.
