A plain-English guide to what land grading actually is, why North Texas dirt behaves the way it does, and how a job runs from the first walkthrough to the final grade check.
Grading is the work of shaping the ground so water goes where you want it and structures sit on ground that will hold them. Everything else, the machines, the trucks, the survey gear, is in service of two numbers: the elevation the dirt is at now, and the elevation the plan says it should be. Good grading closes the gap between those two across a whole property so that when it rains, water leaves the way it is supposed to instead of pooling, running at a slab, or cutting a rut across the drive.
That is why we say every job starts and ends with elevations. We shoot the grades on the ground as it is, decide where dirt comes off and where it goes, move and compact it, then shoot it again to confirm the finished surface matches the plan. The dirt is the easy part. Getting the water to move first is the whole job.
The DFW metroplex sits across three very different soil belts, and which one your property is on decides how it should be graded. Read the belt wrong and a textbook fix makes the problem worse.
Blackland Prairie clay runs down the east side, the black gumbo of Collin, Rockwall, Kaufman, and eastern Dallas County. It swells when it rains and shrinks when it dries, which is the shrink-swell cycle that moves foundations and cracks drives. Water sheets across it instead of soaking in. Here the answer is positive fall away from every slab, swales built to survive the clay moving under them, and pad fill placed at the right moisture and compacted in lifts.
Cross Timbers sand runs down the west side, the sandy loam over sandstone of Parker County and west Tarrant. It does not heave like clay; it washes. Slopes rill and gully, gravel drives lose their fines, and bare ground erodes after clearing. The answer is compaction, crowned and well-based drives, check dams on slopes, and seeding disturbed ground before the next storm finds it.
The Grand Prairie limestone belt runs through the middle, the shallow soil over chalk and limestone of Ellis County and the southern edge of Tarrant. Rock is at or near grade, topsoil is thin, and runoff is fast. Here the question is what a dozer can and cannot cut, where imported fill has to build a pad up because you cannot dig down into stone, and how to move water to a real outlet when the ground below will not absorb it.

Moving dirt is a balance. Cut is the material taken off the high spots; fill is what gets built up in the low spots and under pads. On a well-planned site the two are balanced so most of the dirt stays on the property and haul-off is kept to what the site genuinely cannot use, which is where a lot of a dirt-work budget is either saved or spent.
Fill is not just dumped and shaped. Structural fill goes down in controlled lifts, each one moisture-conditioned and compacted before the next, so the ground sets firm instead of settling out of shape a year after the build. That is the difference between a pad a foundation can trust and a pad that shows up as cracks later. Organic material, roots and grass and topsoil, never gets buried under structural fill, because that is exactly what makes a lot settle unevenly.
Most of what people call a grading problem is really a drainage problem. Water is pooling, running toward the house, or standing days after a storm, and the fix is giving it a designed path off the property. That path starts at the discharge point, a legal, sensible outlet at a lower grade, and works backward, not the other way around.
Different water wants different tools. Sheet flow across the surface wants regrading or a swale. Subsurface water that keeps the ground soggy wants a french drain, pipe on real fall wrapped to keep clay fines from silting it shut. Roof water wants buried downspout lines carrying it past the foundation. Most lots need a combination, and part of the job is saying plainly which parts you do not need.
When something is going to be built, grading becomes pad work. A building pad is cut and built up to the elevations on the plan, compacted in lifts, and checked so the slab or the barn or the shop sits level and drains away on every side. On the limestone belt that often means importing select fill to build up off the rock; on the clay it means conditioning the fill so it holds.
Lot preparation is the larger version: clearing, rough grading, cut and fill, utility trenching, the pad, and the drive, sequenced so a raw lot hands off to the builder ready to work. Run as one sequence under one crew, it stays coordinated; split across three separate outfits, it is where schedules and budgets quietly come apart.
You usually do not need a survey to know something is off. Water that stands in the yard days after a storm, ground that slopes toward the house instead of away from it, a gravel drive that washboards or ruts every season, gullies opening on a slope, or a slab that seems to move with the weather are all grade and drainage symptoms.
The honest answer to most of them is that we cannot stop Texas clay from moving or a gully-washer from finding the low spot, but we can grade and drain the property so the water gets somewhere useful first. The walkthrough is where we figure out whether the fix is regrading, drainage, or both.
Every job runs the same order. We walk the site, ideally with the stains and silt lines of the last storm still visible, and look at where water comes from, where it sits, and what is in the way. We shoot the existing grades so the plan starts from numbers, not eyeballing. We plan the cut and fill, deciding where dirt comes off, where it goes, and how the water leaves, before the machine unloads.
Then we move dirt and compact it in lifts so the grade holds, and we shoot the final grade again when we are done. The job is finished when the numbers say so, not when the tractor leaves. People use them interchangeably, but they are not the same. Leveling usually means smoothing out a yard, filling low spots and ruts so the surface is even. Grading is the larger idea: shaping the ground to designed elevations so water drains where it should and structures sit right. A level yard that still slopes toward the house has a grading problem, not a leveling one.
It depends on where you are and what you are doing. Inside city limits, drainage, floodplain, and land-disturbance rules often apply, and a plat or engineered drainage plan may be required. On unincorporated county land, driveway culverts and floodplain work are typically what trigger a permit. We flag what a given job is likely to need at the walkthrough and work to the plan set and the local standard rather than around it.
There is no single number, because grading covers everything from a small yard regrade to a full lot build-out. A yard leveling or regrade commonly runs a few hundred to a few thousand dollars; drainage work, pads, ponds, and lot prep each carry their own ranges driven by size, access, soil belt, haul distance, and how much has to be moved. Usually, yes, once we find out why it is pooling. The cause is normally flat or inverted grade, compacted clay that will not absorb water, roof water dumping faster than the yard can shed it, or some combination. The fix is regrading, drainage, or both, and which one it is comes out of the walkthrough, not a guess from the curb.
Often both, in that order. Grading is the first line of defense, moving the surface so water leaves on its own. Drainage handles what grade alone cannot, the subsurface water and the roof water. Leading with grade and adding drainage where it is genuinely needed is usually cheaper and more durable than piping around a grade that was never fixed.
Drier stretches are easier to work and compact, so late summer through fall and dry spells in winter tend to run smoother than a wet spring. That said, the ground tells us more than the calendar does. Weather is the honest variable in North Texas dirt work, and when a wet week stalls a site we tell you as it happens instead of leaving you to wonder where the crew went.
